Working inside a gated community
Lake Wildwood is a members-only gated community with staffed entrance security, managed by the Lake Wildwood Association. That is a genuine logistics difference from an open-road foothill town, and it is the single thing most likely to cause friction on a remodel if nobody plans for it.
In practice it means contractor and crew access has to be arranged in advance rather than assumed, material deliveries need to be coordinated with the gate rather than left to a driver to sort out, and dumpster or staging placement is subject to community rules. None of this is difficult — it just has to be handled before day one instead of discovered on day one. We plan gate access, delivery windows and debris handling into the schedule at the point we write the estimate.
Homeowners should also confirm any association requirements that apply to their own project before work begins. Interior bathroom work is generally the least restricted category, but the Association is the authority on its own rules and it is worth a call.

The practical consequence for bathroom work is the same one we see in Alta Sierra: the original bathrooms across the community are wearing out on a shared schedule. Sixty-year-old supply lines, exhaust fans that were undersized when new, and tub surrounds installed before modern bonded waterproofing membranes existed are the norm rather than the exception. We plan for finding those things, because in a home of this vintage we usually do.
The second consequence is that layouts repeat. Once you have rebuilt a few bathrooms in a community built to a small number of plans, you develop a reliable sense of what is behind a given wall — which shortens the discovery phase and makes layout changes less risky to quote.

Members-only entry with staffed security. Crew and subcontractor access, plus delivery windows, are arranged with the Association in advance — not negotiated at the gate on the morning of.
- Permit authority
Nevada County. Lake Wildwood is unincorporated, so no city building department is involved. The Association's own rules are separate from, and additional to, the county permit.
- Staging and debris
Dumpster and material placement follow community rules. We plan debris handling into the schedule rather than assuming a skip can sit on the street for three weeks.
- Scheduling
It is one of the further points in our service area, so we block Lake Wildwood work in consolidated runs. Fewer, fuller days on site is better for the schedule and better for the household.
